Reporting an issue
We know that when something goes wrong in your home, you need it sorted quickly. You can report a repair easily through the Report a Repair button on our website. Just upload as much detail as possible, including photos or videos, so we can assess the issue straight away.
As soon as you submit your request, you’ll receive an email confirmation. We’ll then contact your landlord within 48 hours, unless it’s an emergency, in which case we’ll act immediately. We aim to complete all repairs within 10 working days. However, larger jobs or those requiring specialist parts may take slightly longer due to the need for a planned upgrade or additional sourcing. Rest assured, we’ll keep you informed every step of the way.

Do I need permission to make changes to the property?
Yes, any changes must be approved by your landlord first.
How do I report a repair?
Use the ‘Report a Repair’ section on our website.
What happens if I lose my keys?
Call us—we may have a spare set, which you can borrow with a £20 deposit (refunded when you return them). If we don’t have a copy, you’ll need to arrange and cover the cost of a locksmith.
How do I deal with blocked drains?
Use a strong drain cleaner or a plunger first. If the issue persists, contact us. If a blockage is due to food waste, hygiene products, or other misuse, you may be charged for the repair.
What if my shower stops working?
If it’s electric, check the fuse box to see if it’s tripped. If it’s mains-operated, check the boiler pressure and look for error codes.
What should I do if an appliance breaks down?
Check the manufacturer’s manual for troubleshooting steps—most are available online if not left in the property. If misuse is found (e.g. overloading a washing machine), you may be responsible for repair costs.
Who is responsible for general maintenance?
As a tenant, you’re responsible for basic upkeep like changing light bulbs, replacing smoke alarm batteries, topping up boiler pressure, and maintaining the garden.
What if there’s a leak from my property to downstairs?
Turn off all running water and locate the stopcock (usually under the sink or near the meters). Contact us as soon as possible. If you can’t find the stopcock and the office is closed, our voicemail will provide emergency plumber details.
What if water is leaking into my property?
Try to contact your upstairs neighbour first, as the leak is likely from their property. If the water is excessive and you can’t reach them, call us immediately. If the office is closed, contact Environmental Health for urgent assistance.
What do I do if I lose electricity?
First, check if it’s a power cut by asking your neighbours. If it’s a local outage, call 105. If not, check your fuse box—tripped switches are often caused by blown lightbulbs or faulty appliances.
What should I check before calling for heating or hot water issues?
Check your boiler pressure and reset the system using the manual or online instructions. If you have a prepayment meter, make sure you have credit. If there’s an error code, search for it online to identify the issue before contacting us.
What counts as an emergency repair?
An emergency is something that cannot wait until the office reopens—like no heating or hot water, full loss of electricity, or serious leaks. If you call out a tradesperson unnecessarily, you may be responsible for the cost.
Do you allow pets in rental properties?
This depends on the landlord, and government regulations on this are changing. If allowed, you may need to pay a higher deposit.
How do I get my deposit back?
Your deposit is held in a deposit scheme which is a legal requirement. We’ll guide you through the process when you move out.
Do Penny Lane Homes do property visits?
Yes, we carry out three inspections per year unless your landlord requests otherwise.
