Branches Re-opening

Following the publication of guidance from the Scottish Government concerning the re-opening of estate and letting agents, we have now opened our branches for clients and contractors. We are, at all times, adhering to the restrictions and requirements of government guidance.

For the time being, clients are able to come to our branches by appointment only. This allows us to keep our shop socially distant and also gives us time to clean down spaces and surfaces that others have used. We have also put floor markings on the floor to ensure a safe distance is kept at all times.

When you arrive, you will be asked to sanitise your hands and wear a face covering which we are providing. You may wear your own face covering, however, if our staff feel that it is not adequate then you will be asked to wear one that we provide.

We are aware that coronavirus still poses a threat to our community. The localised lockdown in Leicester shows how quickly this issue can revert to critical levels. As such, we will be unwavering and uncompromising on our requirements for entering our branches. We simply cannot risk the health of our clients, staff and wider community. If our staff are not comfortable with the way clients present themselves or act within the branch, they will be asked to leave and reschedule their appointment at a time where they will be able to comply with guidelines.

Penny Lane Homes has provided high quality, fixed fee services to our community for many years, we look forward to continuing doing this from our physical branches. We are proud to be part of vibrant high streets and we look forward to remaining there for a long time to come.

‘Lockdown’ extended

In light of the Government announcement yesterday, Penny Lane Homes will be continuing with our current working practice. All of our staff will be at home, and queries will be dealt with over phone and email. This will ensure that our staff and clients stay safe at this time. None of our branches are open, therefore we ask that you do not leave your home to come to our branches.

Providers of general maintenance and repairs are possible, but availability is heavily reduced. Only urgent and absolutely necessary repairs and works will be carried out in our rental properties. We ask that you make your branch/contact aware as soon as possible of any issues, to allow us the time we require to organise the resolution. We are unable to promise or offer same-day repairs, as these are not currently being offered by our providers.

We are continuing to offer our Key Worker Discount and Video Valuations, and you can still call us if you fancy a chat. More details on each of these things are in the previous update below.

Key Worker Discount

Our key workers have been absolutely brilliant; from ensuring essentials are readily available in shops and pharmacies through to caring for the sick. Our key workers are risking their own health every day to ensure that we can continue to live comfortably, and as normally as possible.

We wanted to offer a special discount to any and all keyworkers that may need to sell their current property or purchase a new property at this time.. With appropriate proof (i.e. work ID card) we will be offering 15% off our services until further notice to all key workers. The tireless effort you are putting into you work should be recognised, and we hope that you can take advantage of this discount.

All of our services are fully fixed fee and so you won’t be caught out with any nasty surprises or hidden fees. The quote you get for you chosen service is exactly what you’ll pay.

If you are looking to sell your property and would like to organise this for when the pandemic comes to an end, we are able to do video valuations as described in the next section.

Video Valuations

Now that you have some time on your hands, this could be the perfect time to begin the process of selling your home! Selling and purchasing homes is a lengthy process and so the sooner you get started the easier it will be to complete it.

Whilst we are unable to visit homes due to Government restrictions, we are able to value your property over video call. This will involve setting up a time with one of our agents and then showing them around the property. Based on what they see and the information you provide they will be able to provide a valuation for your property

To get your free video valuation follow these steps:

1. Email enquiries@pennylanehomes.com with the subject line ‘Video Valuation’. Please include the address of the property you are looking to sell, and your best contact number. It would also be helpful to know the number of bedrooms in your property, but this isn’t essential.

2. Our team will respond to your email confirming that they will be able to do the video valuation and suggest two different times for the valuation to take place. The valuation will take no longer than 20 minutes, so please ensure that you have this much time available when selecting a time.

3. You respond selecting the time that works best for you. You can also suggest another time that would work better for you.

4. Once the video valuation has taken place, our valuer will send you a valuation report which states how much you could get for your property on the open market.

Following the Prime Minister’s announcement on 23rd March 2020, more stringent measures concerning operation of shops, public places and social interactions are immediately applicable. A breakdown of the full guidance can be found here: https://www.bbc.co.uk/news/uk-52014472

As such, with immediate effect, our physical shop fronts will no longer be open. This is to prioritise the health and well-being of our clients and customers, and to comply fully with Government guidance. Only by playing our part as a company and as individuals will we be able to see a swift end to this pandemic and minimise loss of life.

As always, this approach will continue to develop as the guidance from the Government evolves, however this is how our services will look until further notice:

(1) We will be retaining all of our staff at this time. Our staff are equipped with the appropriate technology to be able to work from their homes whilst continuing to provide a quality and comprehensive service to our clients. You are able to contact your local branch on the number provided at the top toolbar of our website or you can call 0800 652 3131 and the team will put you through to the appropriate person.

(2) For the rental properties we manage, we will be continuing to collect rent and pass this onto landlords as is happening currently. Should you be facing hard times or fear you may be unable to pay your rent, please get in touch with us as soon as possible so we can make arrangements with you and the landlord. We are unable to give a general position on this issue due to the number of properties we manage. We will be making contact with landlords individually to discuss options with them concerning their situation.

(3) For landlords with rental properties currently on the market with us, we anticipate that there will not be many people looking to rent a new property over the coming months. We will continue to market the property as we have been to date and update landlords should there be any interest in the property. General guidance on the operation of viewings is outlined below.

(4) Unsurprisingly, the housing market has begun to slow and is likely to remain as such until COVID-19 has passed the infection and transmission stage in which we currently find ourselves. Those currently with homes on the market may struggle to find a buyer at this time. We will continue to market the properties as before, and do our best to find interested purchasers, even if they want to delay the sale until after the current situation. We will be in touch with vendors concerning any updates to the sale of their property as normal. As the guidance from the government has not yet covered sales contracts, we will not be able to void any contracts on the basis of COVID-19.

(5) If a client is interested in viewing a property, the initial viewing will be done by our team filming the inside of the property and sending this over email. This will give the client an idea of the property and will allow them to decide if they would like to arrange an in-person, one-to-one viewing. We ask clients that only if you are seriously interested in taking the property (for either rental or sale) to arrange a viewing, and when the viewing is arranged that only one person attends – this is to comply with the Government guidance of no more than two people gathering for any reason.

(6) Our ability to offer in-person viewings will be dictated by Government measures, and as the guidelines are clarified we may not be able to do viewings for a number of weeks. We appreciate that people may need to move home for reasons outside their control at this time and so we are currently offering one-to-one viewings to assist in these uncertain times. Our team will be taking appropriate measures to keep everyone healthy and safe by regularly sanitising their hands and asking you to do the same with the hand gel provided; cleaning down door handles and other hard surfaces with which they will come into contact; keeping at least one metre apart from others at all times; and avoiding all physical contact including usual business conventions i.e. shaking hands. We ask that you respect these guidelines to keep everyone safe: by attending a viewing everyone’s health is at risk.

As a small business, we are particularly keen to respond to the situation as best we can and keep all of our current clients satisfied with our service. This is an unprecedented situation for all of us, and we appreciate your patience and understanding and we will continue to operate as close to normal as possible.
